For lenders and mortgage teams
Your loan officers post. You answer for it.
Every rate graphic, every “approved in 24 hours”, every social post with a number in it is an advertisement under Reg Z and the MAP Rule — and most of it goes out without anyone in compliance seeing it first. We read every piece before it publishes, and keep a dated record that it was read.

Paste something your team actually posted.
Pre-set to the mortgage rule set. No sign-in, nothing installed, and we do not keep your copy. Most people are surprised by what comes back.
A screening tool, not legal review. Your compliance officer has the last word.
Free · 25 checks a day · no sign-in. We log which phrases matched — never your copy.
The whole list is published. All 51 phrases this rulebook refuses, grouped by the rule each one breaks, with what to say instead. Read the list →
Already where your team works
It runs inside Follow Up Boss.
Your officers do not have to remember a new tool or paste into another tab. Select any copy on any page — a Follow Up Boss email, a LinkedIn post, a landing page, your LOS notes — right-click, and the gate reads it. It asks for no access to the pages you visit and it is free.
What we actually run for a mortgage shop
Four things. One gate.
Not just the checker. We build and run the marketing itself — and the difference is the second before any of it publishes, when the same engine reads it against Reg Z and the MAP Rule.
Whichever one makes it, the same gate reads it. 51 mortgage phrases plus the disclosures each piece has to carry, dated and kept. How the record works →
What the mortgage rule set holds
51 phrases, and the disclosures a piece has to carry.
Not a generic profanity list. The mortgage rulebook is built from Reg Z, the Mortgage Acts and Practices Advertising Rule, and the language the CFPB has actually brought actions over.
What it catches
- Rate and payment claims with no APR beside them
- Outcome promises — approval, savings, a closing date — stated as fact
- Figures with no source a reviewer could follow
- Missing NMLS, missing Equal Housing, missing “not a commitment to lend”
Why it matters per piece
A CFPA Tier 1 penalty is $7,217 per violation and requires no intent — the maximum applies whether or not anyone meant to mislead. Tier 2 is $36,083. The exposure is per advertisement, not per complaint.
Inflation-adjusted statutory maximums, not averages — 12 CFR § 1083.1, read 21 October 2026. A screening tool, not legal advice.
Not ready to book?
Send me one of your ads and I will tell you what I see.
No pitch deck and no obligation — a real read of one live piece, back to you within a working day. If there is nothing wrong with it, I will tell you that too.
Working with lenders already
This is not theoretical for us.
Total Quality Lending runs on this. Their blogs, their social and their team content all pass through the same gate before anything is scheduled, and the record of every check is kept. We built the mortgage rulebook because a client needed it, not because it rounded out a feature list.
Prefer to try it before you talk to anyone? The mortgage checker is free and needs no sign-in — paste a real ad and see what comes back.
