The phrases that sound like good marketing
Nobody writes these thinking they're steering. That is exactly the problem — and it's why eyeballing listing copy doesn't catch them.
Flagged
“Great starter home for a young family in a quiet Christian community. Walk to the parish school.”
christian community — prohibited for this vertical.
Publishable
“Three-bedroom home within walking distance of the parish school and the neighbourhood park.”
Same property, same appeal — describing the home rather than who ought to live in it.
Flagged
“This neighborhood is very safe and exclusive. Integrated area with good schools.”
good schools — reads as a proxy for who lives there, not a fact about the property.
Publishable
“The home sits in the Washington Township school district. Ratings and boundaries are public record.”
Name the district and let the buyer look it up.

Every number here is countable. That matters more than it sounds: a compliance claim you can't check is worth nothing, and “we screened it” is only useful if you can say against what, and on what date. Every check carries a fingerprint of the rule set that judged it — so when the rules change, everything cleared under the old ones can be found and re-checked. Nobody has to remember to do it.

Why only ten?
Because I'm one person and founding users get a direct line to me. That stops being true at scale, so the price that comes with it stops being available.
What does “locked for life” actually mean?
Exactly what it says. The rate never rises for a founding brokerage for as long as the subscription runs. If you cancel and come back later, you come back at the current price.
Is this legal advice?
No. It is a screening tool that catches the phrases and claims a reviewer most often flags. Your compliance officer or counsel has the last word, always.
Do you store our listings?
Nothing is stored except what gets caught — which is what makes the record useful to you and uninteresting to anyone else.
What if our agents ignore it?
Then you still hold a dated record of what was screened and what was flagged, which is materially better than the position you're in now.
